It’s when there is reduced supply (a limited number of homes on the market) and string demand (a large number of buyers). What we’ve found is a new trend, which is making February the new Spring.

At this time there are:

- Leftover buyers who missed out last year

- New buyers entering the market who have now sold

- Ex-pats who are returning from overseas

- A low number of homes on the market at the beginning of the year
