Strong buyer demand drives Raine & Horne to open a new office in the heart of The Entrance

With buyer interest at very healthy levels across the NSW Central Coast, experienced real estate professional Paul Denny, Principal of Raine & Horne Killarney Vale, has opened a new office at The Entrance.

Mr Denny launched Raine & Horne The Entrance in response to the growing demand from investors, downsizers, and first-time homebuyers drawn to the area’s lifestyle, value, and returns.

Perfect timing for office launch

Mr Denny, whose 40 years in the real estate industry include over three decades focusing on the 2261 postcode, said the timing was right to bring a strong local presence back to The Entrance under the trusted Raine & Horne banner.

Strong buyer demand and competitive prices

The Entrance is experiencing exceptional demand, and Mr Denny noted, “Last month alone, there were 22 houses listed with more than 500 active house hunters[i].” he said.  

“For first home buyers and downsizers, the area remains affordable compared to other coastal locations, especially with many houses in The Entrance still priced under the million-dollar mark.

“We also have beachfront properties at Blue Bay and Toowoon Bay that are now commanding $5–6 million.”

Mr Denny said the apartment market is also very active, with the median price for a unit in The Entrance close to $640,000 - and annual price growth of about 5%.

“Rental returns sit at around 4.1%, which is very attractive for investors compared to Sydney’s coastal markets,” Mr Denny said.

While investor demand for apartments remains strong, interest from owner-occupiers is just as high. Mr Denny noted, “We’re seeing growing demand from those looking to settle in the area permanently—whether it’s first homebuyers or retirees in search of a relaxed beachside lifestyle.”

Rural listings draw high-end Sydney buyers

Raine & Horne Killarney Vale and Raine & Horne The Entrance recently expanded into rural listings to meet the strong interest from high-net-worth buyers seeking weekenders in areas such as Dooralong and Yarramalong.

“We have seven or eight big acreages for sale, and plenty of enquiries from people with an interest in equestrian activities,” Mr Denny confirmed.

Looking ahead, Mr Denny said further interest rate cuts would be welcome, but he anticipates a relatively stable market throughout the remainder of 2025.

“There are plenty of buyers, but some agencies are overpricing properties just to win listings. In comparison, with a 99% sales success rate, our office focuses on realistic pricing and local expertise.

“The market has stabilised compared to the panic buying of three years ago—it’s more balanced now, though still slightly in favour of vendors.”
