Vince Turner, who took over the business, which is today known as Raine & Horne St Marys in 1974, is the holder of many price records in the area and has been consistently ranked for many decades as one of the top sales agents in the Raine & Horne network.

Setting him apart from his competitors in western Sydney is his impressive negotiation skills and savvy business acumen, which he has honed over five decades working in the agricultural, retail and real estate sectors.

After consulting with a few colleagues, Vince switched to bricks and mortar in 1973 with Morton Real Estate, quickly becoming a licenced real estate agent.

In 1974, Vince took over Morton Real Estate, which has been operated by the Turner family ever since. “I’ve stayed in the St Marys market because I identified early on that it’s like the centre of a wagon wheel. You have Liverpool to the south east, with Camden and Campbelltown in the south. We have Greystanes and Blacktown to the north east, and Richmond and Windsor are north of St Marys. Likewise, we have Penrith just over to the west. And there was vacant land everywhere,” said Vince.

Over the years, Vince has built a very successful sales business, which is currently led by Peter Diamantidis. The sales business was enhanced in the early 1970s by adding a property management division, which today is led by Vince’s son Tom Turner. “In the early 1970s, there was a lull in the sales market and it was proving difficult to sell properties. So, we approached our vendors and convinced them to lease out their properties rather than wait around for a buyer.” The rest is history, and today Raine & Horne St Marys manages more than 1500 investment properties on behalf of local and out-of-area investors.

Then in the early 1980s, the real estate market took another turn for the worse, and in response, Vince launched a strata management business. “We started with 13 strata managements and quickly acquired 12 more.” Today Raine & Horne St Mary’s strata management business is responsible for 550 managements in western and south eastern Sydney and the NSW Central Coast. “Today, the strata management business is worth more dollar for dollar than the rental management business. It’s a great asset,” said Vince.

Apart from his ability to identify business opportunities early, Vince said the key to his longevity and success is his ability to be reliable. “I have always prided myself on being consistent and not leaving any business unfinished before clocking off. My philosophy is do it now!”

A resident of western Sydney, Vince knows the area like the back of his hand, which gives him a distinct advantage when selling or leasing a property.
