Blewitt Springs Fine Eggs - 9.768 HA - 24.14 Acres

(Price includes: 45,000 layer hens and a comprehensive list of plant & equipment).

A very well-developed farm in good heart neatly and intelligently laid out in a protected area, surrounded by picturesque vineyards together with gently undulating country.

Today the three large sheds have had significant upgrades, particularly from 2014 to 2015 whereby the existing temperature-controlled sheds with environmentally embraced fully automated feeding lines were fitted with new drinking lines. A raised floor system and new nesting boxes all providing maximum comfort for the birds. This major refit was to convert the farm to a FREE-RANGE egg farm and also included the complete automation/integration of egg collection from the entirety of the sheds all to the single collection point in the new collection shed.

Free range principles for the birds are the hallmark of fine production on this farm, complying with the full Certificate of Accreditation - a repeat audit is conducted every year - that is Egg Standards Australia (ESA) level 3 - thus satisfying supermarket requirements. The farm is also fully accredited for food safety.

Each shed offers three large outside bird runs (in rotation), whereby the laying hens both enjoy the outdoors, however they also embrace the laying of their eggs in the layer boxes situated within the sheds.

The land area with full accreditation for 10,000 birds / ha does also allow for a fourth shed to be built - subject to all necessary Government consents.

Fully Automated Egg Collection/Overview

All of the sheds each provide 2 continuous inbuilt conveyor belts extending the entire length of the sheds to the outside automatic transport system then onto a linking conveyor belt from each shed down to the newly built professionally quarantined (bio security) 24.4m x 7.3m packing shed.

This high gable shed with fully insulated roof also offers the coolroom, staff amenities, kitchen and full bathroom amenities. The completed fully automated set up can machine pack up to 25,000 eggs per hour with 30 eggs placed in each tray, stacked 6 trays high. The stacks go automatically onto an accumulation table which can hold a maximum of 6 stacks are then placed onto a pallet which when fully loaded holds 900 dozen, the pallet is labelled for the date of lay and moved into the temperature controlled coolroom. Approximately 1 million eggs per month (variations occur with age cycle of the birds)

Payment for the eggs is made on a weekly basis - about 3 weeks after the eggs have left the farm.

Managers Residence and other associated Buildings.

Residence - 2-bedroom home with two living areas, single bathroom, and new kitchen facilities.

Shedding - Modern 4 bay garage, extra-large shed.

Studio - Two old milking sheds converted to modern enclosed studios.

Rain Water - Provided via a 20,000 gallon cement tank.

Farm workshop - Brick and galvanized walling complete with new roof. There is another shed next to the workshop (both situated up from the chicken sheds), the other shed houses the standby power plant.

Overview - The managers residence is relatively private and separated from the farm income operation

Overview:

- Blewitt Springs Fine Eggs supplies income on a weekly basis, thus providing obvious cashflows from a relatively seamless smooth operation.

- Not to put a too finer point on the above statement, this is for more secure compared to the many horticultural pursuits that offer in most cases only (one crop) "cash flow" per year.

- The location is arguably the best with superior bird/egg production - conducive to the even temperate climate influenced by the prevailing weather conditions from the coastline.

- A very flexible location to all SA markets and Industry participants.

- In essence a premium location less than 45 minutes from the Adelaide CBD and the International Airport. Also, part of the world renowned tourist region known as McLaren Vale.
