8 TOP TIPS IN PRESENTING YOUR HOME FOR SALE OR RENT

These are some suggestions to consider helping you make your home more saleable, rentable or both. As you go through these points please do remember these are to help everybody and may not apply directly to your property.

  • Spring Clean ­– Declutter, de-personalised and create space. Store away any unessential items or maybe a garage sale is needed.
  • Fix obvious faults – get handy and turn your hand to DIY to do those repairs. Faults encourage buyers and renters to look for more. Fix all those little things.
  • De-odourise – Cooking, pets, dampness, mould and smoking all give your house a nasty smell. Freshen up your property have carpets and curtains cleaned, a few well-placed air-fresheners and open windows will keep smells at bay (the same goes for empty properties).
  • Keep it Neutral – Neutral colours not only brighten up a property and give a greater sense of space, it allows the potential buyer or renter to visualise their furniture and belongings in that home.
  • Homely Touches – Add to the feel of the home by placing fresh flowers on the table, a bowl of fruit or jars of cookies in the kitchen. Buying or renting is an emotional decision. Welcome buyers or renters with a warm home in winter and a cool home in summer.
  • Deep Clean - Having a squeaky-clean home can help make a sale or rent a property. If you haven’t got time to do this yourself, hire professional cleaners it is definitely worth it!
  • First Impressions - Don’t forget the outside! Most potential buyers and renter will make their initial decision within the first few minutes of approaching your property. Those all-important first impressions really do count! Check that your home looks attractive from the street or your agent may find it difficult to get people through your front door.
    • Spruce up the exterior by washing down or repainting.
    • Look at your front door, does it need repainting or even replacing?
    • Clear guttering, brush away leaves or cobwebs.
    • Mow the lawn regularly, trim the flower beds edges and hedges, cut down overhanging branches. An overgrown garden gives the impression of being high maintenance.
  • You – Buyers are timid. Try not to be around during inspections but if you are, try to be as inconspicuous as possible. Let our sales consultant handle it all; they have had plenty of experience and that’s what you’re paying for. Also, never apologise for your home.
