South Australian rural lifestyle market bounces back after late rain season

August 26, 2024

South Australia has witnessed unusual weather patterns this year, with rain arriving predominantly in June rather than the typical April downpours. According to Paul Clifford, Principal at Raine & Horne Rural South Australia, this seasonal shift has slowed activity in the state’s rural lifestyle markets.

“The delayed rainfall had a noticeable impact on confidence,” Paul explains. “Lower stock feed levels and reduced winter growth led to a drop in stock prices, which naturally slowed rural property markets.”

However, the recent rainfall has brought a renewed sense of optimism. “Now that the rain has come, we’re seeing stock prices start to rise again, and there’s been a noticeable increase in enquiries for rural properties,” Paul says.

While the rural lifestyle market has been somewhat subdued, there’s a silver lining. Paul notes a growing interest from Adelaide professionals seeking second homes or weekend retreats, particularly as more high-quality properties in the Fleurieu Peninsula are becoming available. This uptick in interest suggests a positive shift in the market as the season progresses.

Historic Second Valley Farm with shipwreck cemetery is now available as a secluded holiday escape

One such property is the tightly held and historic Second Valley Farm at 183 Finnis Vale Drive Second Valley listed for sale by Paul. Owned by the Pember family since 1988, the homestead on the 218-hectare property spanning multiple titles was built in the 1850s and has been fully renovated.

The original stables, reborn firstly as a shearing shed and now secondly for barn-style entertaining, accommodates a galley kitchen, pool and games room under the beams, hosts a bathroom, and exits to a deck, pizza oven, and firepit.

Seemingly miles from Main South Road, the land boasts excellent cattle yards, fenced to 16 main paddocks, high quality pastures, productive agricultural and hay country, and exceptional water supply for livestock, domestic use and irrigation via the Parananacooka River springs; a 58-meg water licence also irrigates the flats.

Paul notes, “We anticipate that the property will attract Adelaide buyers seeking a holiday retreat just 1.15 hours from the city, with the added benefit of running some cattle and enjoying everything this home has to offer.”
