- Northlink Industrial Park unlocking demand for industrial space in Perth’s northern corridor
- Stage 3 of the prestigious Northlink Industrial Park is now complete with stage 4 set to begin in early 2015
- Northlink is already selling fast with only 8 of 46 lots available, with owner-occupiers, investors and developers driving demand
- The remaining lots range in size from 1,500sqm to 1ha and can be combined to accommodate requirements of up to 3 hectares
The third stage of Northlink Industrial Park, one of Perth’s most prestigious industrial developments is now complete, with owner-occupiers, investors and developers leading the charge for the highly sought-after estate.
“Stage 3 is now close to selling out with only 8 of the 46 lots available,” says Anthony Vulinovich, Director of Raine & Horne Commercial WA.
“In other words, 38 lots have sold before titles were issued allowing buyers to plan ahead.”
The remaining lots range in size from 1,500sqm to 1ha and can be combined to accommodate businesses requiring up to 3 hectares of prime industrial space, according to Mr Vulinovich.
“As a value offering, Northlink cannot be matched north of Perth, as it has great logistical access routes, traffic light entry and a strong surrounding residential base for both employees and local business,” says Mr Vulinovich.
“The estate’s average sale rate of $350 per sqm also makes it very competitive against established industrial precincts such as Osborne Park, Balcatta and Malaga.”
As for the scope of Northlink Industrial Park, the completion of Stage 3 means there are 96 lots in total, cementing it as a premier industrial precinct in Perth’s northern corridor, according to Raine & Horne Commercial WA’s Sales and Leasing Consultant, Daniel Romeo.
“The strong sales to date are reflective of this superb industrial land development with its well-located fully serviced and levelled lots.”
Stage 1 developments include single warehouses and multi-unit developments, according to Mr Romeo.
“Already we are selling and/or leasing lots that are yet to be completed. This is further enhancing the estate’s reputation as the new destination of choice in the city’s northern corridor.”
Northlink Industrial Park is being developed by Linc Property, and is part of the Wangara Industrial expansion area. It also is the most significant estate in the area since the completion of Landcorp’s Enterprise Park, according to Mr Romeo.
“The establishment of dual traffic light access to Ocean Reef Road is a unique feature of Northlink Industrial Park,” says Mr Romeo.
“This enables safe commercial vehicle access and egress, providing comfort to the estate’s staff and logistics operators.”
The heavily-used Ocean Reef Road divides Northlink’s three stages, as well as Wangara and Gnangara.
“With an estimated 23,000 vehicles passing the estate on Ocean Reef Road every day, this offers Northlink Industrial Park invaluable exposure,” says Mr Romeo.
Northlink not only offers expansion opportunities for local businesses, but also gives them the ability to invest in a blue-chip commercial property asset.
“Land is becoming increasingly scarce and cost-prohibitive in Osborne Park, Balcatta and Malaga,” says Mr Romeo, who confirms that stage 4 construction is set to begin in early in 2015.
“We are now taking registrations of interest for those businesses whose lot requirements could not be accommodated in the initial three stages.”
