Paying Your Rent
Under the Residential Tenancies Act 2010, tenants are required to pay rent on time. Failing to do so may result in rent arrears, which could jeopardize your tenancy.

Routine Inspections
Your Property Manager will provide sufficient notice before an inspection and confirm the appointment with you. These inspections ensure the property is well-maintained and identify any necessary repairs or recommendations.
Rent Reviews
Rent reviews are typically conducted before your Tenancy Agreement expires and are based on current market conditions.
Lease Renewals
At the end of your initial lease, you may request a renewal. Lease renewal is subject to:

Breaking Your Lease
If you need to vacate before the lease expires, notify your Property Manager in writing immediately. Refer to Special Term 50 in your Lease Agreement for details. Fees may apply for breaching your lease, which your Property Manager will outline.
Changes to Tenants
Changing tenants may involve fees, and bond transfers are arranged directly between the outgoing and incoming tenants. Contact your Property Manager to ensure proper forms are signed.
Pets
Unless explicitly approved, pets are not permitted. Unauthorized pets may lead to breaches of your lease, requiring professional flea treatment at your expense. Always seek written approval before obtaining a pet.
Sub-Letting
Sub-letting is strictly prohibited without written approval. Prospective tenants or occupants must submit a formal application for consideration.
Water Charges
If your property is water-compliant, you will be responsible for all water usage charges. These charges will include a copy of the water provider’s account and can be paid through Ailo, ensuring proper allocation. Refer to your Lease Agreement for details.
Smoke Alarms
Smoke alarms must remain functional at all times for safety. Never tamper with or remove them. Notify your Property Manager immediately if an issue arises.
Lost or Misplaced Keys
Noise and Disruption
Be mindful of noise levels to avoid disturbing your neighbors. Excessive noise, parties, or disruptions may lead to formal complaints, breaches, and potential eviction. Ensure your visitors also respect these rules.
