Off-market sale bucks Central Coast property trend

A local buyer has paid $630,000 for a generous three-bedroom townhouse in Point Frederick on the Central Coast of NSW as part of an off-market transaction.

“While some heat has come out of the market, we found a buyer for the townhouse located at 3/4 Duke Street, Point Frederick even before we’d taken photos or prepared a floorplan,” said selling agent, Kristian Bingham, Sales Manager at Raine & Horne East Gosford.

“We have a very extensive database of active buyers, and in this tight market, we keep close tabs on who is buying and who is selling in our core area.

“The eventual buyers sold a house in East Gosford recently, and I knew from my regular contacts over several months that they were enthusiastic about downsizing to Point Frederick.

“Strong agents in this market will win over qualified buyers, as they make sure they work hard to show them every option available on the market that might suit them.

“Not only did we sell the townhouse in rapid-fire time, but it sold well-above a valuation price organised before the vendor’s decision to sell.”

The speedy sale demonstrates the lengths the best real estate offices will go to meet the needs of buyers and sellers. Mr Bingham said, “It’s fair to say agents haven’t been required to work hard to find buyers over the last five years.

“But these days, committed buyers are gold, and we are providing them with a high level of customer service backed by consistent communication.”

“We marketed it through Amplify using Facebook and found a buyer who was not looking on the traditional real estate websites. Using Amplify saved the vendor a significant sum in marketing fees and produced a sale quicker than we expected.”

Mr Bingham also singled out another marketing initiative, Digikit, for praise. Launched in 2018, Digikit is a ground-breaking, digital interactive sales and property management proposal platform. A first of its kind for the property industry in Australia, the innovative listing kit is exclusive to Raine & Horne. Mr Bingham added, “Digikit makes us look very sharp when we take it to listing presentations for vendors.”
