- Expats returning to their island home help rental markets in Gawler hold steady
With open homes now officially back, as South Australia starts the process of easing health restrictions, regions north of Adelaide are reporting rental markets are already responding to the improved news.
“Our market has been impacted over the last few months with the numbers of tenant enquiries down, yet the overall rental days on market and vacancy rates have held their line,” said Gwen Levesque, Co-Principal of property management specialist, Raine & Horne Gawler.
“Also, our rental prices haven’t softened either as tenants from outside our region continue to recognise that Gawler and surrounding areas such as Craigmore, Andrews Farm, Riverton, Blakeview and Balaklava offer excellent bang for buck.”
Growing awareness of Gawler
Ms Levesque said the Gawler rental market was benefiting in part from the return of Australian expatriate workers to suburbs closer to the Adelaide CBD.
“Expats are returning to Adelaide because they have recognised South Australia’s excellent health record,” she said.
“As a result, there are slimmer pickings for tenants to rent closer to the CBD, so they have broadened their searches to Gawler, where they are finding quality affordable properties.”
Ms Levesque continues, “Over the last few years there has been an explosion in new developments in our region that have attracted first home buyers but also plenty of investors.
“These developments have contributed to an increase in the pool of affordable and new 3-4 bedroom rental properties priced between $350- $400 a week.”
Raine & Horne Gawler has recently listed an immaculate, near new three-bedroom home at 34 Telowie Avenue, Blakeview for just $355 a week. The rental home provides large bedrooms with built-in wardrobes and a kitchen complete with stone bench tops and stainless-steel appliances.
“In the past, some tenants might have deemed Gawler a commute too far. However, with improvements to our region’s infrastructure such as the Gawler Bypass Road, the door-to-desk commute to work in the CBD is around 40 minutes.”
Due to client demand, Ms Levesque, who in 2019, generated over 90% of new property management leads from referrals, reports that investors are aware of the growing demand for Gawler rental properties.
“Our landlords are recognising that tenant demand is holding up and this is giving them the confidence to list their homes with us for rent.
“It helps that we have seen an increase in demand from tenants from outside the region.”
James Trimble, General Manager, Raine & Horne says Gawler is also benefiting from the new Northern Connector, which is slashing commute times to Adelaide.
“Also, with the improvements to internet connectivity speeds compared to 10 years ago, renters can, and are, choosing to work from bigger, more modern homes in Gawler.”
