Is autumn a good time to sell a property?

As the leaves change colour and the weather cools down, many Aussies start focusing on footy, easter eggs, hot cross buns, and holidays in autumn.  

But the season between summer and winter is also a fantastic time to sell a property for several sensible reasons.

  1. Less Competition for other properties: One of the most significant advantages of selling a house in autumn is that there tends to be less competition in the market. Most owners tend to list their properties in the spring and summer, meaning there may be fewer homes for sale in autumn. This listing shortfall is an advantage for savvy sellers because there are usually just as many committed buyers interested in their property as in the summer and spring months, which can contribute to them realising a better price for their home. Remember, it only takes one decent offer to sell a property.
  2. More serious buyers at opens for inspections: Another advantage of selling a house in autumn is that the buyers looking at this time of year are often more serious about purchasing. Since many people prefer to move during the summer, those still looking in the autumn may do so out of necessity or because they have a specific timeline. This can make it easier for sellers to negotiate a deal, as there will be fewer tyre-kickers and more serious buyers.
  3. The agreeable weather: Ignoring the first weeks of March, which can be as steamy as mid-summer, the autumn climate won’t typically be as warm and sunny as it is in the summer. The pleasant conditions make autumn an agreeable time of year to show a property. Moreover, the cooler temperatures can make it more relaxed for aspiring buyers to walk around outside the property compared to the heat of summer and explore the surrounding neighbourhood. The autumn leaves can play a role, too, with their various shades of reds, yellows and oranges creating a beautiful scenic backdrop around your property. Additionally, some buyers may prefer to see a home in the autumn, as they can better understand how the property holds up in cooler weather.

One potential downside when selling a property in the autumn is that there are plenty of holidays, such as Easter, Anzac Day, and the school vacations to negotiate, which may affect some buyers. All the same, serious buyers will still find a way to your open for inspection.
