Business as usual at Raine & Horne Broadbeach as new owners take the wheel

In a show of faith for the Raine & Horne brand, one of its sales aces, Debbie Frizelle and husband Tony Pell have taken over the Superbrand’s profitable Broadbeach office. 

The couple has taken the reins from former principal Bill Rex, who will stay on with Raine & Horne Broadbeach to provide for a seamless handover with existing landlords and other aspects of the sales business.  

A 16-year veteran of real estate sales on the Gold Coast, Ms Frizelle headed up the new project sales team with Raine & Horne Broadbeach in September. “I was only with the business a couple of months and was looking after all the new Gold Coast developments when Bill decided the time was right for him to scale back.

“His lease was up on the firm’s previous location, and he sounded me out, and we decided to take over.

“My short stint with the firm allowed me to take a look under the bonnet and get a feel for the business.”

That said Ms Frizelle and Mr Pell have quickly made some immediate changes moving the business to a contemporary office space at Shop 28, Niecon Plaza, 22 Albert Avenue, Broadbeach, as well as adding experienced sale executive Noeline Sanderson to the team. Ms Sanderson will take responsibility for project sales.

“We have a history of renovating properties, and this helped us set up the new office very quickly.”

Return to business ownership

The opportunity to become a real estate principal has enabled Ms Frizelle to return to small business ownership. “I owned a motor dealership previously with Tony,” she said. “We had a showroom before transitioning the business to an online model. 

“The motoring industry allowed me to hone my sales and customer services skills that have translated exceptionally well to real estate.

“Likewise, Tony’s previous experiences in motor vehicle finance and luxury boat sales serve him well in real estate too. He’s itching to get out there when he’s not managing the business operations.”

The couple has also set some goals to build the firm’s rent roll. They will be working closely with experienced Head of Property Management Elena Vishnyakova to expand the management business significantly. “Collaborating with Elena has been another benefit of working in the business for a while now.”

Broadbeach housing values expected to increase 5%-8% in 2021

Like many real estate markets around Australia, strong demand juxtaposed against a shortage of stock will drive up real estate values in Broadbeach in 2021 by as much as 5%-8%. “In fact, increases into the double digits would not be a surprise,” Ms Frizelle added. 

“We could use more listings including new developments and house and land packages. These land packages are running out of stock if they meet the Federal Government criteria and are priced below $750,000, which is the cap for the Federal Government’s $25,000 Homebuilder Grant[1].

First home buyers are very much in the market and are also jumping on the cheaper new properties because of the Queensland Government’s $15,000 incentive for first home buyers, according to Ms Frizelle.

“We have a lot of downsizers from Melbourne buying sight unseen, as well as investors who can earn rental yields as much as 6%. These yields in Broadbeach depend on the location of the property and the quality of the development.” 

She concluded, “Let’s face it, for all those interstate people that historically spent a lot of money on overseas travel they have now turned into Gold Coast property investment buyers.

“They are seeking high rental yields from their holiday properties and they have a longer-term view to retire to the Gold Coast down the track.”
