Sales reach $70 million for Swan Brewery land release

The Swan Brewery Industrial Estate in Canning Vale, one of Perth’s most exciting industrial land releases, has achieved record breaking sales worth $70 million, with the settlements of Stage 1 and 2 now finalised. 

Since the campaign started in August 2014, Raine & Horne Commercial WA has sold and settled 55 lots totalling 14.7 hectares of land. 

“The sale rates of Stages 1 and 2 in terms of land sold and rates achieved reflect the strong demand for reasonably priced, well-located industrial land within Perth’s core 20km inner transport ring,” said Raine & Horne Commercial WA Director and selling agent Anthony Vulinovich

“A cross section of buyers has secured lots including active industrial developers, owner-occupiers and investors.” 

Outside the estate in the prime Canning Vale industrial area there is only 7,000 sqm of vacant land for sale, according to Mr Vulinovich. Canning Vale is one of Perth’s most desired industrial precincts to the city’s south and it has excellent transport infrastructure. 

“The Swan Brewery Industrial Estate represents a unique opportunity to acquire land on affordable/attractive terms within Canning Vale. This is unlikely to last given the sale rates being achieved. 

“There has been substantial volatility across most investment classes, and as such investment in this blue chip industrial area has been seen as a great strategy for sophisticated investors seeking a sound long-term investment.” 

The Swan Brewery Estate has been developed by Linc Property, Perth’s largest private developer of industrial lots. Linc Property has developed significant industrial and large format retail projects including Northlink Industrial Park, Landsdale North Industrial Park, Midland Central and Cockburn South Central. 

“Due to the strong demand shown for Stage 1 and 2, we are now proceeding with the release of Stage 3 into the market,” said Ben Lisle, Director of Linc Property. 

“This comprises 12 smaller lots ranging from 1,100sqm to 4,000sqm and 3 larger lots ranging from 1.1 to 2.1 hectares. 

“We have already secured a number of sales off-market and anticipate the balance of the stage to be absorbed in the coming months.” 

The 2.1 hectare site on offer within the Swan Brewery Industrial Site is one of few large lots to be made available to the market in this area in the past 10 years, according to Mr Lisle. 

“We expect strong interest from both developers and larger owner-occupiers looking to achieve a long term position in this limited estate offering.” 

Stage 3 civil works have commenced with titles expected at the start of 2016.

The Swan Brewery Industrial Estate is centrally located on Baile Road in the heart of one of Perth’s most conveniently located industrial precincts serviced by Roe Highway to the north, Ranford Road to the west and Nicholson Road to the east.
