Raine & Horne Commercial to sell Central Coast nationally


Raine & Horne Commercial
is set to sell the NSW Central Coast nationwide using the region's strategic location and fast connection to Newcastle and Sydney via road, rail, sea and air. 

Raine & Horne CEO Angus Raine said the time was right to formalise Raine & Horne Commercial's presence on the Central Coast, which was set to be a major 21st Century commercial hub.

Raine & Horne Commercial proprietor Kevin Barnes, who has established the new office at 101 Erina Street, Gosford, said that Central Coast commercial property prices were affordable compared with other major Australian business centres such as Sydney, Melbourne, North Sydney and Parramatta.

Mr Barnes is aiming for a 20-25% share of the region's commercial property market in the next 18 months and said the Central Coast's industrial hub at West Gosford was generating net yields of 8-9%, while the region was producing strong, secure investment returns.  

"Raine & Horne Commercial is the agent responsible for an A-grade industrial property, located in an excellent West Gosford complex with a significant national tenant, Harvey Norman," Mr Barnes said.

"The property comes with a five-year lease and I'm not sure where else investors will get an 8% guaranteed return for five years."  

Apart from Superbrand Raine & Horne, the region is already home to many large manufacturers, with infrastructure giant Thiess joining the likes of Master Foods, Sanitarium, Krone, and Chickadee Chickens in establishing a commercial presence on the Central Coast.  

Business Central Coast general manager Kerry Ruffels said many companies were relocating from densely populated inner-suburban business and industrial parks in Sydney to the invitingly spacious commercial environment on the Central Coast.  

"National transport and distribution infrastructure is at yourdoorstep, while 35% of Australia's population is within 90 minutes drive," Mr Ruffels said.

Government subsidies were also encouraging firms to consider the Central Coast. The NSW Department of State and Regional Development (DSRD) provided a range of business investment and development programs to assist businesses in regional NSW. This includes the Regional Business Development Scheme, which offers financial and other assistance to businesses expanding in, or relocating to, regional NSW centres such as the Central Coast.  

Mr Barnes said it was an excellent time to buy into a commercial property on the Central Coast.

"With interest rates low, people will surely look back in two or three years and regret not taking advantage of affordable commercial property prices," he said.
