Just in time for Christmas, Superbrand Raine & Horne has expanded its strong Group on the booming Central Coast with the launch of an office at Wyong.
The new office will be led by Jay Talbot, who is rebadging his well-entrenched family-owned and operated acreage specialist Talbot Partners to Raine & Horne Wyong.
Angus Raine, Executive Chairman, Raine & Horne said he was delighted by Mr Talbot’s decision to link with the real estate powerhouse. “Raine & Horne has a long history in the Wyong region, and some of our leading principals such as Geoff Tilden from Raine & Horne Gosford & East Gosford has taken the time to welcome Jay to our Group.
“Also, Andrew Tregent, who leads our offices in Ettalong Beach, Umina Beach, St Hubert’s Island and Woy Woy, has contacted Jay, which underlines the support and the inclusive culture that we have within our Group.

Family model is the perfect fit for growth focused SME
Mr Talbot, who launched his independent firm in 2016 after starting in real estate in the Wyong region four years earlier, says there are multiple reasons he decided to join Raine & Horne.
“We are recognised as an acreage specialist, and we want to grow into the other areas and develop a property management rent roll,” he said.
“On this basis, the business model offered to us by Raine & Horne was attractive compared to other brands.
“Raine & Horne’s history as one of Australia’s oldest family-owned and operated businesses with a history stretching back to 1883 is also appealing as we are a family business too.” Joining Mr Talbot in the business is his daughter Alexa Talbot who will manage the firm’s marketing.
“It’s a tribute to Angus and the Raine family that they are still leading the way 138 years since they first opened the doors of the business in Sydney.
“It’s great that they have been so passionate about keeping Raine & Horne a family business.”
Apart from the business opportunities, the opportunity to access Raine & Horne’s broad suite of digital marketing tools such as social media platform Amplify and the digital appraisal tool Digikit is also very appealing, said Mr Talbot. Before starting in real estate, Mr Talbot was an advertising executive, and he also has a marketing degree from the University of Technology.
“Coming from a marketing background, Amplify was the first of Raine & Horne’ suite of products to grab my interest, and it played a significant role in our decision to join Raine & Horne as it will give us a point of difference in the Wyong marketplace.”
Office opens to support perhaps the best summer holiday market in years
The timing of the launch of the office couldn’t be better, with Mr Talbot predicting the traditional selling market will run right up to Christmas and will restart just days into the New Year.
“With vaccination rates very high and Greater Sydney’s travel restrictions now over, we expect more properties to hit the market, and the ongoing exodus from Sydney will continue to drive demand,” he said.
“We have even been selling million-dollar properties to first home buyers in our area – although many of these buyers are younger professional people who, thanks to better internet connectivity on the Central Coast, can work from home on acreages at Lower Mangrove and the like.
“They have identified the lifestyle value of buying more space on the Central Coast compared to a cramped apartment in a capital city.
“The challenge is that anecdotally the numbers of properties for sale are lower in this region than is usual, and this will continue to put pressure on prices moving into 2022.”
Superbrand awareness will help new principal compete for listings and recruits
By joining Raine & Horne, Mr Talbot expects his team to better compete for stock in his listings-challenged region
Mr Talbot added, “Joining Raine & Horne will also help us attract more staff as there is plenty of sales business to be serviced in this region.”
Furthermore, joining Raine & Horne will enable Mr Talbot to build a rent roll. “One of my favourite sayings is that life is an evolution, not a revolution, and when I started in real estate, I was just focussed on sales.
“I’m a great salesman and have been in sales and marketing across many industries apart from real estate including financial services and telecommunications for 30 years. So, when I started in real estate, I decided to stay in my lane.
“But I now realise that a strong rent roll underwrites a real estate business, and we will grow the rent roll organically.”
