Raine & Horne touches down in Gledswood Hills, led by local expert Nick Alexopoulos

With the rapid expansion of Sydney’s Southwest Growth Corridor, fuelled by the upcoming Western Sydney Airport, which will open in 2026, Gledswood Hills has become a thriving suburb, experiencing real estate growth of around 60% since the pandemic.

“I’ve been in the Gledswood Hills area for eight years, and prior to that, I was about 16 kilometres down the road in the Bossley Park, Smithfield, and Fairfield areas,” said Mr Alexopoulos.

In late 2016, Mr Alexopoulos launched his own sales and property management business, initially operating from a home office. In 2017, he relocated to Suite 1, Level 1, 1 Gregory Hills Drive, Gledswood Hills, where he quickly established himself as a trusted figure in the community. “98% of my business comes from referrals and my extensive professional network,” he noted.

Mr Alexopoulos’s office, now home to a growing team of five, has thrived in the Glenwood Hills area. With a fully organic portfolio of managements expected to grow by 25% in the coming months, his goal is to expand the rent roll further and advance his regional footprint.

The Glenwood Hills property market, particularly with its proximity to the new Western Sydney International Airport, has been booming. “Before COVID, Gledswood Hills was considered extremely affordable,” Mr Alexopoulos said.

“For instance, just four years ago, a four-bedroom, two-bathroom house with a double garage on a 400-square-metre block could be purchased for around $675,000. However, perceptions about distance from the Sydney CBD kept many buyers away. Today, those same properties are selling for $1.1 million, highlighting the area’s dramatic price growth.

“Despite this, first home buyers are still attracted to the area, thanks to available 275-300 square metre blocks and the significant infrastructure development, including new roads and improved connectivity. There’s just a lot of excitement about the Western Sydney Airport, and buyers can be confident that they can invest in this area and that their money isn’t going to go backward in the long term,” Mr Alexopoulos concluded.
