Raine & Horne Commercial unlocks investment potential with turnkey solution

Raine & Horne Commercial has begun 2015 with a bang following the launch of a Special Projects office, led by experienced commercial agent, Gavin Shatford.

According to Mr Shatford, who started his commercial real estate career in 1996, Raine & Horne Commercial Special Projects delivers a comprehensive “turn-key” commercial property solution to blue chip corporations, government agencies, property trusts and high net-worth individuals.

“We handle sales, acquisitions, disposals, management solutions and leasing across all property classes on behalf of our clients,” said Mr Shatford, a former co-principal of Raine & Horne Commercial Penrith and Campbelltown, as well as Raine & Horne Commercial Retail Services.

Mr Shatford is a registered valuer, an Associate of the Australian Property Institute (API), and a member of the Real Estate Institute of New South Wales. He is also a member of Raine & Horne’s Chairman’s Club, which recognises the best agents in the 132-year old firm’s national commercial network. He also has a bachelor degree with honours in land economics from the University of Technology, Sydney.

“Our point of difference is that we will be a relationship-based operation that will provide a bespoke commercial property service, which is aligned to our client’s business goals,” explained Mr Shatford.

Raine & Horne Commercial Special Projects, for example, has been commissioned by a private investor to manage its stake in a strata building at 22 Market Street, Sydney.

“My client owns three separate floors in the Market Street property, and has appointed Raine & Horne Commercial Special Projects to sell one floor and lease the other two,” said Mr Shatford.

The floor for sale is currently leased by registered training organisation City Institute, and is expected to sell for about $2.75 million.

“It is currently achieving a gross monthly rent of approximately $23,500 a month,” said Mr Shatford.

Raine & Horne Commercial Special Projects has also listed 90 Ashford Avenue, Milperra, a quality modern industrial facility which features high-clearance warehouse accommodation, ample roller shutter doors, large awnings and an air-conditioned office.

“This is an asset we sold on behalf of Mirvac a few years ago to private investors, who have been my clients for almost 20 years. They now want to resell the property and have appointed Raine & Horne Special Projects to manage the transaction,” said Mr Shatford.

“We are now looking to firm up a co-agency agreement with a commercial specialist in the Milperra area to ensure our client enjoys the best possible result.”

Likewise, Raine & Horne Commercial Special Projects has been appointed by the owners of The Watersedge Motel, located at Woy Woy on the scenic NSW Central Coast.

Watersedge is an 18-room motel that comes with a restaurant and retail space and is expected to sell for $2.75 million, according to Mr Shatford.

“In the instance of the Watersedge sale, my relationship is with the owner and I’ll be appointing a local commercial agent to help deliver the best possible outcome for the client.”
