Paying Your Rent Under the residential tenancies act it is the tenants responsibility to ensure rent is paid on-time and in advance at all times. If you are experiencing any problems with your rental payments you must speak to the property manager immediately. You can pay your rent via EFT direct transfers or credit or debit card payments over the counter. |
Rent Arrears Raine & Horne has ZERO tolerance on rent arrears and have a very strict policy on the payment and collection of rent.
On expiry of the Notice (RT03) if the breach for unpaid rent has not been remedied we will apply to NTCAT for vacant possession. |

Routine Inspections The property manager will conduct quarterly inspections as per the agreement with the owner. Tenants will receive at least seven days' notice via email, including the date and time. Tenants must confirm the inspection and whether they’ll be present or allow staff access using the agency’s spare keys. A follow-up email, call, or text will be sent before the inspection. Failure to respond will result in rescheduling until the inspection is completed. |

Rent Reviews Raine & Horne Darwin conducts rent reviews, typically before your Tenancy Agreement expires, based on market conditions. Rent cannot be increased during a fixed-term lease unless specified in the agreement. If an increase occurs, you will receive 60 days' written notice. |
Lease Renewals Before your lease expires, your Raine & Horne Darwin Property Manager will contact you about renewing the lease. If rent is paid on time, the property is well-maintained, and the landlord agrees, we will arrange a time to sign a new agreement. |

Breaking Your Lease Should you have a change of circumstances and need to vacate the property prior to lease expiry, please contact your Property Manager who can advise you of the process behind breaking lease and any fees and charges that may be applicable. |
Changes of Tenants Anyone vacating the property must give written notice to Raine & Horne Darwin. New tenants must complete a rental application and be approved before moving in. If tenants transfer during the tenancy, the outgoing tenant must arrange bond payment with the incoming tenant. Contact your Property Manager to ensure the correct forms are signed. |

Sub-Letting Subletting, assigning the tenancy, or allowing additional occupants requires written approval from Raine & Horne Darwin. A formal application must be submitted for approval.

Keys & Remotes A full set of keys, and any access remotes or FOBs required will be provided to the lease holder at the commencement of the tenancy. These will be photocopied and signed out via Raine & Horne and all keys must be returned to the office at the time of vacating. Any lost keys, remotes, FOBS or similar will be the responsibility of the tenant to replace. Should the tenant change any locks or keys at the residential premises they must provide a full set to Raine & Horne within 24 hours or the next available business day. |
Pets Pets are only allowed with written permission from the property owner, and may be subject to Body Corporate By-Laws in strata complexes. Tenants are responsible for any damage caused by pets, including to the property, gardens, and reticulation. Unauthorised pets will result in a Notice of Breach and a request for immediate removal. |

Water Charges If your property is individually metered (or water is delivered by vehicle) and water-efficient, you are responsible for all water usage during your tenancy. An invoice will be issued, and payment should be made to Raine & Horne Darwin’s trust account, marked for water. Check your Tenancy Agreement to confirm if you are liable for water costs. |
Smoke Alarms The property owner is responsible for ensuring compliant smoke alarms are installed and certified at the start of the lease. During the tenancy, tenants must replace smoke alarm batteries promptly. If the alarm malfunctions for any reason other than a flat battery, tenants must notify the property manager immediately. Refer to the smoke alarm manual provided with the lease agreement. |

Insurance The property owner's Building Insurance does not cover your belongings. As a tenant, you're responsible for taking out Tenant Contents Insurance if you wish to insure your possessions. The property owner must ensure adequate locks and security measures are in place, and it's your responsibility to use them to keep the property secure. |
