DARWIN - BEST RENTAL YIELDS IN AUSTRALIA

Glenn Grantham, General Manager of Raine & Horne Darwin shares his thoughts on the state of the market in Darwin in August 2018.   

Darwin has the highest yield by percentage capital city in Australia.

A regular question that is often asked relates to some figures that have just recently been released by the REINT in relation to Darwin being shown as the highest yield by percentage capital city in Australia.

A lot of our investors up here have been involved in the marketplace for a long period of time, look at that figure, and may wonder how that's actually the case.  The fact of the matter is that we are the largest yield by percentage due to our rentals not being hit as hard in relation to median weekly rental as to the prices that have been hit in relation to median sale prices.

Ideal time for investors to invest in Darwin

What that means is that there's a lot of properties up here right now for people, investors, who are looking to enter the market where you can pick up a property for a very good asking price or a very good sale price and then get a rental return that is upward of 5% on average. In fact, in some instances, we've seen our rental yield up as high as 7% and 8% on the investment properties, certainly, those that are closer to the CBD.

Vacancy rates at 6.4% at present

Our vacancy rate at this stage is also very good in relation to those sorts of yields. We have a higher vacancy rate at the moment then what we've had for a lot of years. The average across the entirety of Darwin is upward of 6%, approxximately at 6.4% at the moment.  But for the Darwin and surrounding suburbs sitting down in 5.3%, which is quite an acceptable level for rental vacancy rates.

Opportunity still exists in Darwin for savvy investors

 

Taking into account the latest Reports,  it shows that Darwin is by far the best place to invest. Property prices are super low but rental prices are still solid.  There are some great opporunities to pick up properties that if not evenly geared, then could actually be positively geared.
